Fannie Mae Market Conditions Report                                                 

REARS offers the ability to print a Market Conditions Overview report (Fannie Mae Form 1004 MC). This report, designed to comply with Fannie Mae requirements, can be generated for any subject property by using the search criteria in REARS including searches by radius, subdivision and square footage. And, because it is generated from REARS, you'll have the assurance this report includes all comparable sales (listed and FSBOs) and lender REO sales, plus the confidence of knowing REARS transactions are updated monthly.

Generating a Market Conditions Overview Report

1. On the REARS Search screen enter the desired search criteria of your subject property.
   
   
2. Once the data results display on the table view screen, you may need to eliminate records that might skew your data results. (i.e. quick claim deeds that do not reflect a realistic sales price).
   
   
3. From the top menu bar, select Print, then choose the type of report - either Single Family Residential, Mobile Homes or Condo/Townhome - see screen below.

Enter a user-defined title to display on the top of the report - see screen below.
